HVACR/Electrical Building Maintenance Technician I or II

Nebraska Public Power District (NPPD) has an immediate opening for a HVACR/Electrical Building Maintenance Technician I or II located at York Operations Center in York, Nebraska.  Position closes October 4, 2024, at 11:59 p.m. Central Time. 

 

NOTE: Electrical experience is desired for this vacancy.

 

This position will report to the York Facility Services Supervisor.

Position Summary

Perform safe and effective maintenance activities on heating, ventilating, air conditioning, and refrigeration (HVACR) systems and components by performing predictive, preventive, periodic, planned, unplanned, and corrective maintenance to ensure the reliable and safe operation of NPPD facilities. This position also provides technical support to various departments at various locations throughout the District. The incumbent should demonstrate an excellent understanding of safety procedures, human performance effects, and a desire to work in accordance with NPPD policies. Additionally, the incumbent will be required to provide operation and maintenance on the plumbing, electrical, and fire protection, building, grounds, diesel generator, uninterrupted power supply’s security, and all other equipment and systems associated with District facilities. This position also provides monitoring of the Facility Management Systems and/or Energy Management Systems. Have the ability to work after hours, weekends and holidays on short notice, or in emergencies.

 

Incumbents must live within 30 minutes of the York Operations Center.

Education, Training and Experience

Level I
Two-year associate degree in HVACR or Electrical technology and four years' experience as described below OR HS diploma/GED and eight years of experience as described below.

 

Level II
Two-year associate degree in HVACR or Electrical technology plus eight years' experience as described below. Or 12 years of experience as described below.

 

Levels I and II
Experience in operation, maintenance, troubleshooting and repair of industrial HVACR and/or associated electrical equipment. Experience with building lighting, ballasts, bulbs, battery packs, etc.  Computer proficient with word documents and spreadsheets. Good verbal and written communication skills with customers and colleagues. Comfortable with changing priorities and responsibilities. Ability to organize, multi-task, and prioritize work. Experience with computer-based building automation systems. Able to read electrical schematics and mechanical blueprints. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

Licenses and/or Certifications

Level I
HVAC Certification or Journeyman Electrical license required.

Universal EPA certification preferred.

Journeyman Mechanical license preferred.

 

Level II
HVAC Certification required.

Journeyman Electrical license required.

Universal EPA certification required.

BOM, LEED, or IFMA certification preferred, or in process of acquiring.

Journeyman Mechanical license preferred.

Essential Duties & Responsibilities

Level I
-Operate, maintain, troubleshoot, and repair HVACR systems in an efficient, cost effective manner, utilizing work orders, engineering work requests, drawings, prints, and instruction manuals. Equipment includes air handlers, chillers, boilers, cooling towers, heat pumps, electrical, variable speed drives, condensing units, variable air volume equipment, circulating pumps, and building automation systems including pneumatic and electronic. Keep systems up to date and ensure replacement parts are available.

 

-Operate, maintain, troubleshoot, and repair the building electrical systems including low voltage switchgear, switchgear trip devices, motor control centers, diesel generators, panel boards, over current protection, grounding, and lightning protection. Ensure power quality to critical equipment. Keep systems up to date and ensure replacement parts are available.

 

-Operate and maintain the fire protection and alarm systems including wet and dry pipe systems, alarm panels, CO2 systems, pre-action systems, fire extinguishers, electronically addressable systems, and building components including fire walls, doors, dampers, etc. Maintain monthly, semi-annual, and annual inspections in accordance with NFPA standards and the authority having jurisdiction.  Assist and work with contractors during inspections and repairs and document work performed. Ensure buildings meet all life-safety codes (NFPA101).

-Assist with diesel generator and switchgear maintenance/repair. Maintain fuel inventory systems, protective relaying, water, fuel, and oil treatment and testing as needed. Contact, coordinate and assist contractors when required. Test emergency systems in accordance with NFPA standards and the authority having jurisdiction.

 

 -Operate, maintain, and repair building plumbing systems and perform general building maintenance. Includes general construction and repair, installation of fixtures, commercial water heaters, piping, etc.  Includes assisting contractors performing the activities.

 

-Assist the Enterprise Technology Department with the uninterruptible power supply systems and power distribution unit operation, maintenance and repair. Perform first-response duties associated with the uninterruptible power supply system troubles and switching to ensure continual operation of critical systems. Assist with security system operation and maintenance. Systems including central processing units, lock hardware, sensors, recorders, cameras, etc.

 

-Assist vendors, consultants, and contractors providing maintenance, construction, pest control, snow removal, etc. services to District facilities. Act as liaison between NPPD and service contractors. Maintain accurate records of maintenance activities. Perform scheduled preventative maintenance activities. Utilize SAP performer functions. Repair, install, and move furniture. Maintain facilities grounds, landscaping, and snow removal.

Salary Information - Nebraska Public Power District offers a competitive starting salary with opportunities for growth. In addition to the base salary range listed below, NPPD employees may also be eligible for our Annual Incentive Program (AIP) that may supplement total compensation at a level above and beyond the stated salary range.  Successful applicants will be provided more information regarding the incentive program at the time of an interview.

 

HVACR/Electrical Building Maintenance Technician I - Pay Grade 12 non-exempt - $35.22 to $44.03/hour

HVACR/Electrical Building Maintenance Technician II (must have both the Electrical Journey License AND an HVAC degree) - Pay Grade 13 non-exempt - $39.50 to $49.38/hour

 

Travel Required: Up to 25% (With no or minimal overnight stays, less than 3 per month, typically within state of Nebraska)  Travel required may fluctuate by business need. This is an estimate and will be discussed further with candidates that receive an interview.
